Integrated Land Management (ILM) ILM is a specialist Biodiversity Net Gain (BNG) advisory and delivery business operating across England. We work with landowners, developers, local authorities, and infrastructure promoters to structure, deliver, and manage high-quality BNG habitat banks and conservation covenant schemes.

Our team works across the full BNG project lifecycle, from identifying suitable land and assessing habitat opportunities through to securing agreements, supporting habitat delivery, managing long-term obligations and supplying units to developers. Bid and Compliance Executive

Rushden, Northamptonshire | Hybrid remote | Permanent/Full-time | Immediate start

Reporting directly to the Managing Director, you’ll lead ILM’s tender and compliance activities, helping secure new business opportunities while ensuring the company maintains the governance, accreditations and standards needed to support its continued growth. This role has operates within a hybrid/remote working framework with 2 days per week in our Northamptonshire office and occasional travel to client and project sites across England. Salary is commensurate with experience.

The role

The Bid & Compliance Executive is a new, business-critical role created to capture an increasing volume of tendered BNG and natural capital advisory opportunities, while ensuring ILM maintains the accreditations, corporate governance, and HR policy framework required to compete successfully for public and regulated-sector contracts.

You will own the full tender lifecycle - from opportunity identification through to submission - and will take responsibility for ILM’s compliance standing, ensuring our certifications, policies, and procedures are current, credible, and aligned to the requirements of the clients we target.

Key Responsibilities

    • Monitor public procurement portals (Find a Tender, Contracts Finder, Dynamic Purchasing Systems) and sector-specific channels for BNG-related tender opportunities relevant to ILM’s service offering.

    • Maintain a forward pipeline of tender opportunities, tracking timelines, go-no-go decisions, and submission deadlines.

    • Lead the preparation and submission of high-quality, compliant tender responses, including PQQs, ITTs, and framework applications.

    • Coordinate input from technical and commercial colleagues, ensuring bids accurately reflect ILM’s capability and project track record.

    • Manage the post-award debrief process, capturing lessons learned to continuously improve bid quality and win rate.

    • Maintain and develop a library of standard bid content, case studies, CVs, and evidence documents.

    • Proactively monitor policy and regulatory developments - including NSIP BNG requirements, local planning authorities, and other procurers likely to tender BNG advisory or unit supply contracts.

    • Liaises with the commercial team to qualify opportunities and ensure the tender pipeline is integrated with ILM’s broader business development activity.

    • Build relationships with procurement contacts and framework administrators relevant to ILM’s target sectors.

    • Own and manage ILM’s suite of accreditations and certificates, including quality, environmental, and health & safety standards relevant to ILM’s scope of work and client requirement.

    • Identify gaps between ILM’s current accreditation status and the requirements of target frameworks or clients, and project-manage the process of obtaining or renewing certifications.

    • Maintain ILM’s supplier registration profiles on procurement portals and pre-qualification databases (e.g. Constructionline, CHAS, Achilles).

    • Ensure ILM’s insurance, financial standing, and statutory compliance documentation is current and readily accessible for tender purposes.

    • Keep abreast of changes to procurement regulations (including the Procurement Act 2023) and advise the management team on implications for ILM’s approach.

    • Maintain and regularly review ILM’s suite of corporate policies, including equal opportunities, anti-bribery and corruption, modern slavery, data protection (GDPR), environmental, and health & safety policies.

    • Ensure HR policies (including contracts of employment, staff handbook, disciplinary and grievance procedures, and performance management frameworks) are up to date and legally compliant.

    • Maintain a compliance calendar and alert the management team to upcoming review dates and renewal deadlines.

Person Specification

    • Demonstrable experience of writing and submitting successful tender responses, preferably in a professional services, environmental, or built environment context.

    • Strong research and analytical skills, with the ability to identify and qualify opportunities from a wide range of sources.

    • Excellent written communication - able to write clearly, persuasively, and accurately under time pressure.

    • Organised and methodical, with the ability to manage multiple concurrent deadlines without close supervision.

    • Working knowledge of corporate governance requirements, including GDPR, modern slavery, and procurement compliance obligations.

    • Comfortable working in a small, growing business where roles are broad and self-direction is expected.

    • Experience in the environmental, planning ecology, or natural capital sector.

    • Familiarity with the Biodiversity Net Gain regulatory framework and the metrics and terminology used in BNG practice.

    • Experience managing ISO accreditations (e.g. ISO 9001) or SSIP schemes (CHAS, Constructionline, Achilles).

    • Experience reviewing or drafting HR and employment policies.

    • Knowledge of the Procurement Act 2023 and public sector procurement processes.

Sales Manager

Reporting directly to the Managing Director, you'll lead ILM's commercial strategy, driving revenue growth through Biodiversity Net Gain unit sales while building strategic relationships across the development, infrastructure and natural capital sectors. This role operates within a hybrid/remote working framework with two days per week in our Northamptonshire office and regular travel across the UK. Salary is commensurate with experience, plus commission.

The role

The Sales Manager is a senior commercial role responsible for driving ILM's revenue through Biodiversity Net Gain (BNG) unit sales and associated services, while helping position the business for growth across emerging natural capital markets.

You'll own the full sales lifecycle, from developing commercial strategy and identifying new opportunities through to building strategic client relationships with developers, infrastructure clients, local planning authorities, consultants and land agents, negotiating high-value agreements and closing deals. As ILM continues to grow, you'll also have the opportunity to shape the company's future commercial function, building systems, processes and a sales team to support long-term growth.

Key Responsibilities

    • Develop and own the company’s sales strategy for BNG units and integrated land management services, aligned with business growth objectives.

    • Lead the company’s strategic commercial positioning for the November 2026 mandatory BNG extension to Nationally Significant Infrastructure Projects (NSIPs), including the development of strategic offtake agreements and framework arrangements with major infrastructure clients, their advisory partners and Tier 1 contractors.

    • Develop and lead the company’s commercial strategy for adjacent natural capital streams, including corporate biodiversity buyers, the voluntary biodiversity credit market (including emerging frameworks such as BSI Flex 701/702) and other ecosystem service revenue opportunities as routes to market mature.

    • Set and deliver annual and quarterly sales targets, forecasts and KPIs; report performance to the senior leadership team.

    • Define pricing strategy, commercial terms and deal structures in conjunction with the leadership team.

    • Identify and develop new market opportunities, service lines and routes to market.

    • Personally lead negotiations and close BNG unit sales contracts and service agreements with developers, infrastructure clients, contractors and other commercial clients.

    • Own the full sales cycle: prospecting, qualification, technical/commercial proposal, negotiation, contract execution and post-sale handover into project delivery - ensuring continuity of the client relationship and identification of ongoing commercial opportunities with each customer.

    • Continuously improve sales process and pipeline conversion rates to drive commercial efficiency.

    • Represent the business at senior level in client meetings, industry events and trade bodies.

    • Design, build and own the company’s commercial systems infrastructure - including CRM, pipeline reporting, sales forecasting tools and the effective use of automation and AI to build commercial leverage that scales with the business.

    • Provide the leadership team with reliable, real-time pipeline visibility, conversion analytics and revenue forecasting.

    • Identify and implement system, process and tooling improvements that increase commercial productivity and reduce reliance on manual effort.

    • Build and maintain executive-level relationships with national and regional housebuilders, developers, planning consultants, ecological consultants, local planning authorities, major infrastructure clients and their advisory partners.

    • Position the company as a market leader in BNG and integrated land management through thought leadership, speaking engagements and partnerships.

    • Negotiate strategic supply agreements, frameworks and long-term partnerships.

    • Build, recruit and lead a future sales function as the business scales; mentor and develop any commercial support staff.

    • Work closely with the land, ecology, legal and operations teams to ensure deals are deliverable and aligned with project capability.

    • Contribute to board-level discussions on commercial performance, market direction and investment priorities.

Knowledge, Skills & Experience

    • Significant proven track record in B2B sales, ideally in environmental markets, BNG, land, property development, ecology services, carbon, natural capital or a closely related sector.

    • Demonstrable history of personally closing high-value (six- and seven-figure) commercial deals.

    • Strong commercial acumen: pricing, deal structuring, contract negotiation and forecasting.

    • Established network within the UK development, planning, infrastructure or environmental markets.

    • Strategic thinker capable of building a sales function from the ground up.

    • Confident user of CRM systems and digital sales tools, with a track record of using systems and automation (including AI tools where appropriate) to drive commercial productivity rather than relying on manual effort.

    • Excellent negotiation, presentation and senior stakeholder management skills.

    • Working knowledge of the Environment Act 2021, the BNG statutory framework, the statutory biodiversity metric and the BNG unit market.

    • Familiarity with the NSIP regime and the emerging mandatory BNG requirements for NSIPs from November 2026.

    • Familiarity with the voluntary biodiversity credit market and adjacent natural capital markets (carbon, water, ecosystem services).

    • Previous experience with managing a sales team or commercial function.

    • Hands-on experience with HubSpot (or equivalent CRM) and workflow automation/AI tools.

    • Relevant degree or professional qualification (e.g. ecology, environmental science, land management, MRICS, MCIEEM) - or equivalent commercial experience.

Key Performance Indicators

  • Annual BNG unit revenue and gross margin against target.

  • Pipeline value, conversion rate and conversion-rate improvement.

  • Number and value of strategic accounts secured, including NSIP and infrastructure offtake arrangements.

  • Revenue from adjacent natural capital streams (voluntary credits, corporate buyers, ecosystem services).

  • New service line revenue.

  • Forecast accuracy.

Authority & Decision-Making

The Sales Manager will operate with significant autonomy and authority, including (subject to defined limits agreed with the leadership team): setting pricing and commercial terms, signing off proposals, committing the company to sales contracts, designing and procuring commercial systems and tooling, building and recruiting the commercial team, and representing the company externally as as senior commercial lead.
